AZ Prime Property Management encourages you in your rental search to ask a lot of specific questions.

Listed below are common received questions that we are often asked by prospective clients.

Where can I view your properties for rent?

You will find the most updated list of our properties for rent at our website. Please check back daily as we are adding and removing properties for lease frequently. You can also place your desired rental criteria into our Auto Notify Me section and you will be emailed listings automatically that meet your desired criteria!

How can I view the inside of one of the rentals?

The first step to seeing one of our rentals is to view the pictures and video listed on our website. If you have a realtor assisting you please have your agent call our office at 480.449.6632 for showing instructions or view the mls listing remarks.

To view the property in person after reviewing the pictures and video, you have 2 options listed below:

Option 1 . If you would like to view property on your own without a property manager immediately, please call our direct number at (480) 449-6632 and we can verify you with a credit/debit card and text you an access code provided by Rently; process takes approx. 2 minutes and codes are good up until 8:00 pm that day; your card is debited .99 cents and then refunded; we do not store your credit card info.

OR

Option 2. Set up an appointment to have a property manager to show you the property. Usually we can schedule 2-3 days after receiving your inquiry. Please fill out the Contact Agent of the desired property you would like to view and you will be contacted for appointment! If you have a Realtor assisting you detailed showing directions are available directly for your real estate agent.

Do you require an application fee?

Yes. Each adult over the age of 18 years old who intends to reside at the property needs to complete the online application. The cost for processing the application is $40 per adult which covers the credit, criminal and sexual background checks which must be paid at time of application submission online.

What are the criteria used for approving an application?

Please refer to our Pet and Rental Qualification Guidelines form located on are website under Tenant Resources tab along with additional helpful documents for your review and reference. If you have any questions with the requirements and criteria we screen off of please contact our office prior to submitting a rental application.

How long does it take for my rental application to be processed?

Typically we can have a decision for you within 3-4 business days if not sooner after we have received all required documents; you will have the opportunity to upload income verification along with other documentation to help speed up the process when you submit your application online.

If I'm approved for a property what is the next step?

If you are approved you will receive an email requiring a $500 earnest deposit that can be paid online or dropped off at our office. The $500 is credited to your move in costs. Once received we will then generate the rental lease agreement for electronic signature.

How do I submit normal repair requests?

We provide you the opportunity to conveniently submit your request online in the tenant portal; you are also able to correspond with us with specific questions in regards to the work order, upload pictures to the work orders, provide updates, along with us able to provide vendor information and any other additional info to better help assist you.

What if I need to move before the lease expires?

Unfortunately certain circumstances transpire ( ie job loss, job transfer, relationship issues, etc ) which we are aware of and will do our best to help assist with full-filling your rental lease term obligations.You are responsible for the entire lease term or until the home is rented (whichever occurs first), plus held responsible for any necessary repair costs, marketing/advertising fees and leasing fees incurred by the property owner to secure another qualified tenant. What happens if only one roommate wants to move out?

Written notice must be submitted to AZ Prime Property Management in the tenant portal for any lease alternations . All tenants are jointly and severally liable to ensure that the rent is paid on time and lease term obligations are fulfilled.  Security deposit reimbursements to departing roommates are handled by the remaining tenants. No portion of the security deposits will be refunded individually; after move out deposits will be refunded to the Primary tenant along with a statement of disposition published to your portal.

What is your pet policy?

Please refer to our Pet and Rental Qualification Guidelines form located on are website under Tenant Resources tab which lists certain breed restrictions. Note certain HOA also have breed and weight restrictions.

Can I install cable or satellite TV at the property?

Generally yes. However, you must first obtain written permission from AZ Prime Property Management and it must be in accordance of all HOA and CC&R's rules for your specific development. Any cost of installation (or damaged caused by the installation) will be an expense of the resident. You will be able to submit a work order in the portal and once property owner approves the request you can have the device installed.

Can I paint or modify something in my rental property?

You must receive written permission from AZ Prime Property Management prior to making any changes or alterations to your rental property. You may not alter the property in any way without owner approval.. If you desire to alter the property you should submit your request in writing in the web portal for review; please wait until you receive written consent before making any alterations.

Should I purchase my own policy of renters insurance?

It is highly encouraged that all residents carry renters insurance to cover themselves, actions and their personal property. Please consult with your insurance agent for specific details.

When can I expect to receive my security deposit refund?

Within 14 days after you vacate the premises we will process and send out your funds less any tenant back charges; you will be provided with an itemized disposition of your security deposit if there are any back charges, along with any refund due. You will be able to provide us with a forwarding address in the portal or you can pick up your refund check from our office.
